Service Description
Step 1: For all initial consultations: You will be required to verify your ID card during your appointment for me to verify your identification. This is done electronically through PROOF for security and I will walk you through the process. Step 2: You will also be required to sign an agency disclosure form in dotloop DURING your scheduled consultation. I will walk you through the process to ensure this is signed. It is a legal requirement so non-negotiable. During your appointment we will cover a CMA and a PEAR analysis for your property. I will go over what marketing options are available to you as a client and a marketing plan will be developed if/after a listing agency agreement is signed. There will be some fun short video presentations for you to watch that goes over what I have to offer you as an agent! My commission rate will also be discussed during your consultation! Once you decide to choose me as your agent: You will need to sign a contract before I can proceed with anything else on your behalf! Once a listing contract is signed we will then schedule a walk through of your property so I can look for anything that might need to be disclosed to a potential buyer and get an idea of how to best market your property (after you are in contract). and all other steps will be discussed during this walk through including photography, video marketing, and any other plans to best showcase your property and position it to sell. All client forms must be signed in dotloop. You will receive emails for each signature or document change requiring a new signature. Yes, it is not as convenient as other document signing software, however it is required by my broker to use dotloop for all real estate documents. If you need an in office appointment due to your location or cannot utilize zoom for an initial consultation please contact me to schedule an in person meeting at the office closest to you.
Cancellation Policy
Initial consulations are conducted virtually or at one of the Bellabay Realty offices. My hours are not the same as the Bellabay Office hours of operation. I work primarily from home for initial consultations and client needs. If it is more convenient to meet you at one of the offices (IE the office is close to you and you cannot meet virtually due to not having a device etc that is compatible with zoom meetings) this can also be requested on my website. My hours of availability for appointments are: Weekdays: From 1pm-7pm I may be available in the morning depending on the day so if you do need a morning appointment feel free to request one and I will fit you in on a day a morning appointment works. Weekends: I am typically available weekends for showings (if you are a buyer client) and openhouses (if you are a listing client). Cancellations at least 24 hours prior to your scheduled meeting are appreciated if cancelling your appointment. If you need to reschedule I can be messaged or you can simply reschedule your appointment request online.
